South Federal Facade Improvements
Denver, CO
Little Saigon (known for Vietnamese Pho restaurants, grocery stores, and other Southeast Asian businesses) was deteriorating because of the age of the buildings and the increase in crime, graffiti, and homelessness. One commercial block with a strip mall built in the 1950s had some unique challenges. The strip mall was divided into simple lots independently owned, and maintenance was a problem. The roof was contiguous, but finding leaks was difficult. The common parking lot was divided into 17 parcels. The vacated rear alley had become a homeless encampment. The 17 individual property owners were often absentee landlords who were skeptical of government programs and outside intervention.
DURA funded the project, and the abo co-op designed the integrated, safe, and ADA accessible shopping center facade improvements. The net result has been a revitalization of the neighborhood into a vibrant and active retail area, frequented for its authentic Asian culture and cuisine.
