The abo co-op served as Architect of Record in collaboration with Hartman Ely Investments, developer and concept designer, to adaptively reuse the historic Fruitdale School into 16 rental units. Originally designed in 1927 by noted Denver Architect Temple H. Buell. The building is listed on the National Register of Historic Places. The project carefully balances the requirements of historic preservation with contemporary design and performance goals, preserving the school's architectural integrity while introducing modern residential systems.

Invisible upgrades--including new insulation and acoustical treatments--significantly enhance the thermal comfort and sound performance while remaining fully compatible with the historic structure. Sustainability features were seamlessly integrated, including a large solar panel array that powers the residences and returns excess energy to the grid. Fruitdale Lofts demonstrates how thoughtful adaptive reuse can extend the life of a historic landmark while delivering high-quality, sustainable housing.
