Fruitdale Lofts

The abo co-op, serving as Architect of Record, collaborated closely with Hartman Ely Investments LLC, developer and concept designer, to transform the historic Fruitdale School into 16 rental residential units. Originally designed in 1927 by noted Denver architect Temple H. Buell, the building is listed on the National Register of Historic Places.
This adaptive reuse project carefully balances the rigorous requirements of historicpreservation with contemporary sustainability goals. The conversion respects the architectural integrity and historic character of the original school while introducing modern systems and materials that support long‑term performance and livability.
Residents of Fruitdale Lofts benefit from thoughtfully integrated upgrades, including new insulation and acoustical treatments that remain invisible within the historic structure yet significantly enhance comfort—delivering a level of thermal and acoustic performance far beyond what a 1927 schoolhouse could originally provide.
Modern sustainability features were seamlessly incorporated as well. A large solar panel array, strategically positioned to remain hidden from public view, supplies power to the 16 residential units while also returning excess energy to the electrical grid.
